Terms and Conditions

Bookings & Payments

All bookings via our online system are provisional until you receive a confirmation email. To secure your booking a non-refundable deposit of 30% (or full payment) of the cost of your stay is required.

Bookings are to be paid in full 8 weeks prior to arrival. If the booking is less than 8 weeks from the date of your stay the full balance is required. Confirmation of the booking will be sent after the deposit or full payment has been received.

If the balance is not paid by the due date we reserve the right to re-let The Yurt and retain the deposit.

When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address provided. This does not form a contract between us. A contract shall only arise when your booking is confirmed by email.

The Yurt at Hollands Farmhouse only accepts bookings from persons over 21 years of age.

The Yurt at Hollands Farmhouse reserves the right, at all times, without a statement of reasons, to refuse or cancel a booking.

The prices featured on the website are not binding; The Yurt at Hollands Farmhouse reserves the right to modify these prices. At the time of booking, you will be informed of the prices applicable. The price stated on the confirmation invoice is binding.

Bookings are non-transferable.


Security Deposit

All bookings are subject to a £300 refundable security deposit.



If you cancel within 8 weeks of your arrival date we will endeavour to re-let The Yurt. If we are able to do so , we will offer a partial refund. If we are unable to do so, then we regret that we will be unable to refund any monies paid. Should you cancel  your booking prior to the 8 weeks date, we will refund any monies paid, less your deposit,  or we will reschedule your stay for another date. which will incur a £50 charge. We recommend that you have appropriate holiday insurance cover.

The Yurt  at Hollands Farmhouse is not liable for refunds or expenses incurred in the event that it is prevented from fulfilling your Booking as a result of circumstances beyond its control. Such circumstances shall include (but not be limited to) war, terrorism, riots or civil unrest, industrial action, flooding, natural disaster, epidemics, health risks or such similar events ("Force Majeure"). We  strongly recommend that you have adequate holiday insurance in place to cover this.


Breach of Booking Conditions 
If there is a breach of any of these conditions by the Guest or any of their party, the Owners reserve the right to re-enter the Property and end the holiday and ask the Guest and their party to leave in addition to their other rights specified in these Booking Conditions. Ending the Holiday by the Owners or the Guests does not affect that party’s other rights and remedies.


Arrival and Departure

Bookings are from 4pm on the day of arrival to 10am on the day of departure. Guests are asked to leave their accommodation clean and tidy when vacating. The owner reserves the right to gain access without prior notice for the purpose of maintenance and inspection if it is necessary.


Guest Behaviour

The Guests have the right to occupy the Property for the paid for holiday period only.
Guests undertake to behave in a proper, appropriate and legal manner with due respect to the Owner, the Property and other guests and their property. If any guest behaves inappropriately or improperly (of which the Owner will be the final judge on their Property), or illegally, the Owner reserves the right to ask the guest and their party (at their discretion) to leave the Property before the end of the holiday period. Any refund for so doing will be at the entire discretion of the Owner. In addition, the Owner reserves the right to sue the guest for any loss, damage or injury caused to the Owner, the Property or to other guests and/or their property.


Any damage or breakages which may occur must be paid for. Small accidental damages or breakages of a minor nature will not normally be charged but you are required to report all breakage and damage to the owners at the time. We may make an additional charge of £150 if you fail to report to us during your stay.


We ask that guests keep noise to a minimum after 10pm and before 7am, in consideration of our neighbours.


We are committed to protecting our environment. We respectfully ask our guests to do the same and use the bins provided.

Should any facilities, equipment, or inventory, be damaged willfully, as a result of inappropriate usage or behaviour, or as a direct result of failing to respond to instructions from staff  or Owners, you will be held responsible for the cost of repair or replacement of that item. The Yurt at Hollands Farmhouse cannot accept responsibility from any loss, damage, or expense arising from industrial action, terrorist activity, adverse weather conditions or any other event outside the control of the company.

Additional Cleaning 

All cleaning and laundry under normal circumstances is included in the cost of your stay. If additional cleaning is required, including washing up, additional cleaning of the interior or fixtures and fittings then The Yurt at Hollands Farmhouse reserves the right to charge for this work at a rate of £20 per hour. The Yurt at Hollands Farmhouse reserve the right to deduct this payment from your security deposit or invoice guests following their stay. 


Number of Guests

The maximum number of guests permitted at The Yurt must not exceed the number stated on the booking form. The proprietor reserves the right to decline accommodation and to order any unauthorised person off the premises. A refund will not be provided.


Day Visitors

For health and safety reasons, visitors are not allowed.

Candles, Fires & Hazards

Candles are not permitted in The Yurt at any time. Nor are they permitted outside. Fires must not be left unattended.

Woodfired Hot-tub, Wood-Burner, Kadai Oven

It is the responsibility of the guest to read instructions and seek advice when necessary and be fully competent in the use of the wood-fired hot-tub, wood-burner and kadai oven, otherwise use should not be attempted. The guest is solely responsible for their safety and welfare when using such equipment. The Owner is not responsible for any injury to person or damage to property that could be caused by misuse of the equipment. 


A fair use policy applies to the amount of wood supplied for the burners and cooking facilities.

The hot tub water is heated using an attached convection log burner and will maintain a temperature of around 40 degrees Celsius. It can be topped up with cold water if required.


The water is changed between each booking and as required during long stays. The water is treated with an environmentally friendly form of Chlorine and PH levels are monitored regularly. An anti-Legionella procedure is in place for all water on site. 

Glassware, Glass Bottles and any other breakables are NOT permitted in the hot-tub.  Plastic glasses are provided for hot tub use.

All guests are required to read and sign a disclaimer prior to using the hot-tub.



The Yurt at Hollands Farmhouse is a non-smoking site. Therefore, smoking is not permitted at any time within The Yurt and Outside Space. If it is evident that guests have been smoking then the security deposit will not be refunded to compensate for the additional cleaning and delay in being able to re-let The Yurt. If the deposit does not cover this then The owner may seek further compensation. Guests may be asked to leave the premises immediately. 


The proprietor cannot be held responsible for damage or theft of personal belongings, property, bicycles or vehicles. For health and safety reasons there is no lock on The Yurt. Bicycles may be stored outside the Yurt at the owner's risk. Vehicles must remain in the allocated parking space.  

By booking and arriving at The Yurt at Hollands Farmhouse, you agree to be responsible for your children and any children you are in charge of, and your own welfare and to take all reasonable precautions against personal injury, injury to others and damage to facilities and The Yurt. All outbuildings are out of bounds to guests and are signposted accordingly. Any Guest found in private areas will result in the immediate cancellation of the booking, this is at the discretion of the owner. 

Use of the facilities at The Yurt at Hollands Farmhouse is the responsibility of the Guest and is done so at their own risk, and children must be accompanied by an adult at all times.

The Yurt at Hollands Farmhouse is a campsite in a natural environment. There are natural hazards, such as ponds, tree roots, poisonous plants, and extremely limited lighting after dark, and depending upon weather conditions, cold, wet and slippery surfaces.

Some of the camp equipment can be dangerous if misused. The proprietor accepts no liability for any accident, injury, loss or damage sustained by any resident, their family, visitors, animals, vehicle or personal effects however caused.

The Yurt at Hollands Farmhouse accepts no liability for theft, loss or damage, of whatever nature, during or as a result of a stay.

The Gardens at The Yurt at Hollands Farmhouse are shared with the owners and owners guests. The use of the gardens and any other activity on the Owners land is the responsibility of the Guest and is done so at their own risk.

We strongly recommend that you take out travel insurance against the risk of accidents and your stay is cut short.


Authority to Sign

– the person who signs the Booking Form certifies that:

- he or she is authorised to agree the Booking Conditions on behalf of all persons included in the Booking Form, including those substituted or added at a later date;

- the signatory is over twenty-one years of age;

- they agree to take responsibility for the party occupying the Property, and to notify the Owners if they are not a member of the holiday party.


Despite all the care of The Yurt at Hollands Farmhouse, it could occur that you have a genuine complaint. You must take up this complaint with the Owner immediately, in order to allow us to solve the matter as soon as possible. Should the complaint not be settled to your satisfaction, then you have the option, up to 14 days after your departure, to submit the complaint in writing or by email to The Yurt at Hollands Farmhouse.



I have read the booking conditions and agree on behalf of all members of my party to abide by those conditions. I am over 21 years of age.


The Yurt at Hollands Farmhouse is licenced as a Camp Site with West Dorset District Council. Licence number 94/17  (445). We are fully insured and all electricity supplies and indoor fires are fully certified and legally compliant.
