Hollands Farmhouse, Terms and Conditions

Making a Booking 

You must be aged 21 or over to book a stay at Hollands Farmhouse

The maximum number of guests  is two adults only. 
Full payment or a deposit (value of which stated at time of booking) is payable at the time of booking.
If a deposit is paid then the balance payment is due 8 weeks (57 days) prior to your arrival date.

Bookings made within 8 weeks of the arrival date are payable in full at the time of booking.
If full payment has not been received within 8 weeks of your arrival date, Hollands Farmhouse reserves the right to cancel your booking and your deposit will not be refunded. 


Booking Confirmation

A contract shall only arise when your booking is confirmed by email.
If you have paid a deposit we will be in touch when the balance payment is due.

 If you would prefer to make the balance payment sooner than the due date, please let us know and we will arrange this accordingly.
All emails will be sent to the address provided by you in the booking form. When you receive each email please check all details carefully and contact the Yurt at Hollands farmhouse immediately if you find any discrepancies.
All bookings are provisional until payment has been received in full. 

Bookings are non-transferable.

The prices featured on the website are not binding; Hollands Farmhouse reserves the right to modify these prices.

At the time of booking, you will be informed of the prices applicable. The price stated on the confirmation invoice is binding.

Security / Damage Deposit

All bookings are subject to a £150 security deposit, to be paid via bank transfer no later than the day prior to arrival. This will be returned within 48hrs of check-out (subject to bank transfer time-frames), and if no chargeable damage has occurred. If damage is caused over £150, guests will be invoiced for the damage. Guests are required to pay the damage within 7 days. If the damage is not paid within 7 days, legal proceedings will be initiated in order to recover loses. 



After you have placed your booking a grace period of 24hrs  applies to ensure you have understood these Terms and Conditions and have read them thoroughly. During this period you may amend or cancel your booking and receive a full refund if required, minus transaction fee. 

Hollands Farmhouse  must be notified in writing should you need to cancel your booking.

In the event you need to cancel your booking for any reason after the 24hr grace period, the following shall apply:

  • Bookings cancelled 12 weeks or more prior to arrival date will receive a full refund, minus £15% of the full booking price

  • Bookings cancelled 8 weeks or more prior to arrival date forfeit 30% of the full booking price

  • Bookings cancelled with less than 8 weeks prior to arrival date receive no refund.

If you pay a deposit but full payment has not been received within 8 weeks of your arrival date,  Hollands Farmhouse reserves the right to cancel your booking and your deposit will not be refunded. 

Any changes to the above are subject to the discretion of Hollands Farmhouse and on a case by case basis. 

Any refunds given or bookings moved, when done so at that discretion of Hollands Farmhouse,  will incur an admin fee of £50.  


Hollands Farmhouse reserves the right, at all times, without a statement of reasons, to refuse or cancel a booking. All and any refunds, incur an admin charge. 


Hollands Farmhouse is not liable and cannot accept responsibility for refunds, loss, damages or expense incurred in the event that it is prevented from fulfilling your booking as a result of circumstances beyond its control. Such circumstances shall include (but not be limited to) war, terrorism, riots or civil unrest, industrial action, flooding, natural disaster, epidemics, health risks or such similar events ("Force Majeure"). 


You are required to have adequate travel/holiday insurance to cover you for your stay. If you chose not to have adequate travel/holiday insurance, Hollands Farmhouse is not responsible for loses incurred  as set out above.

If Hollands Farmhouse cancels your booking for any reason (not relating to Force Majeure) , for example sickness or bereavement, you will be offered a full refund within 30 days of cancellation but as soon as is practicable.  

Covid Policy

Coronavirus/Covid-19 is now a known risk. Booking a stay at Hollands Farmhouse, is done so at the guests risk. 

Covid-19 Travel insurance is now available. It is the responsibility of the guest to have adequate travel insurance. 

Booking Amendments
We regret that any request to amend booking dates within 8 weeks of your arrival date will not be permitted.  If you are no longer able to stay then this will be classed as a cancellation as detailed above. 

Any requests to rearrange your booking will be at  the discretion of Hollands Farmhouse. 


Breach of Booking Conditions 
Hollands Farmhouse  reserves the right to cancel bookings at any time if guests are found to be disruptive, rude, obstructive, abusive, in breach of the terms of their booking contract. If this occurs prior to the date of stay, refunds will only be given as per the above cancellation terms. For breaches that occur when a booking has already commenced,  guests will be required to vacate the accommodation immediately and no refund will be payable to the guest/s for the unexpired part of their stay. 


Arrival and Departure

Bookings are from 4pm on the day of arrival to 10am on the day of departure. Guests are asked to leave their accommodation clean and tidy when vacating. The owner reserves the right to gain access without prior notice for the purpose of maintenance and inspection if it is necessary.


Guest Behaviour

The Guests have the right to occupy the Property for the paid for holiday period only.
Guests undertake to behave in a proper, appropriate and legal manner with due respect to the Owner, the Property and other guests and their property. If any guest behaves inappropriately or improperly (of which the Owner will be the final judge on their Property), or illegally, the Owner reserves the right to ask the guest and their party (at their discretion) to leave the Property before the end of the holiday period. Any refund for so doing will be at the entire discretion of the Owner. In addition, the Owner reserves the right to sue the guest for any loss, damage or injury caused to the Owner, the Property or to other guests and/or their property.



Any damage or breakages which may occur must be paid for. Small accidental damages or breakages of a minor nature will not normally be charged but you are required to report all breakage and damage to the owners at the time. We may make an additional charge of £150 if you fail to report to us during your stay.


We ask that guests keep noise to a minimum after 10pm and before 7am, in consideration of our neighbours.

Hollands Farmhouse sits within a small Hamlet of 6 properties. The Yurt is situated in a rural setting surrounded by agricultural land, woodland, and Hollands Farmhouse garden.  Noise from the surrounding land and residential homes is not the responsibility of The Owners. The Owners are not responsible for any noise outside of their control. 


We are committed to protecting our environment. We respectfully ask our guests to do the same and use the bins provided.

Should any facilities, equipment, or inventory, be damaged willfully, as a result of inappropriate usage or behaviour, or as a direct result of failing to respond to instructions from staff  or Owners, you will be held responsible for the cost of repair or replacement of that item.


Additional Cleaning 

All cleaning and laundry under normal circumstances is included in the cost of your stay. If additional cleaning is required, including washing up, additional cleaning of the interior or fixtures and fittings, or laundry,  then Hollands Farmhouse reserves the right to charge for this work at a rate of £25 per hour. Hollands Farmhouse reserve the right to deduct this payment from your security deposit or take payment from your debit or credit card (which the guest will be invoiced for,)  following their stay. 


Number of Guests

The maximum number of guests permitted at The Yurt must not exceed the number stated on the booking form. Hollands Farmhouse reserves the right to decline accommodation and to order any unauthorised person off the premises. A refund will not be provided.


Day Visitors

For health and safety reasons, visitors are not allowed.

Candles, Fires & Hazards

Candles are not permitted in The Yurt at any time. Fires must not be left unattended.

Woodfired Hot-tub, Wood-Burner, Kadai Oven

It is the responsibility of the guest to read instructions and seek advice when necessary and be fully competent in the use of the wood-fired hot-tub, wood-burner and kadai oven (bbq), otherwise use should not be attempted. The guest is solely responsible for their safety and welfare when using such equipment. Hollands Farmhouse  is not responsible for any injury to person or damage to property that could be caused by misuse of the equipment. 


A fair use policy applies to the amount of wood supplied for the burners and cooking facilities.

The water is changed between each booking and as required during long stays. 

Glassware, Glass Bottles and any other breakables are NOT permitted in the hot-tub.  Plastic glasses are provided for hot tub use.

All guests are required to read and sign a disclaimer prior to using the hot-tub.



Hollands Farmhouse is a non-smoking site. Therefore, smoking is not permitted at any time within The Yurt and Outside Space. If it is evident that guests have been smoking then the security deposit will not be refunded to compensate for the additional cleaning and delay in being able to re-let The Yurt. If the deposit does not cover this then The owner may seek further compensation. Guests may be asked to leave the premises immediately.  Vaping is not permitted within The Yurt or Horsebox Bathroom but is permitted outside. 

Should there be a failure in a utility or service (such as water, heating, electricity, WiFi, sewerage) the Guest should notify Hollands Farmhouse immediately and we will aim to restore the service/utility as quickly as possible.

Should any failure of service/utility provided by Hollands Farmhouse extend beyond a 12 hour period from notification, compensation will be proportionate to the loss of enjoyment suffered, unless the reason for the failure in a utility or service is beyond Hollands Farmhouse control.


Hollands Farmhouse cannot be held responsible for damage or theft of personal belongings, property, bicycles or vehicles. Bicycles may be stored outside the Yurt at the owner's risk. Vehicles must remain in the allocated parking space.  


By booking and arriving at Hollands Farmhouse, you agree to be responsible for your children and any children you are in charge of, and your own welfare and to take all reasonable precautions against personal injury, injury to others and damage to facilities and The Yurt.  All outbuildings are out of bounds to guests and are signposted accordingly. Any Guest found in private areas will result in the immediate cancellation of the booking, this is at the discretion of the owner. 

Use of the facilities at Hollands Farmhouse is the responsibility of the Guest and is done so at their own risk. Children must be accompanied by an adult at all times.

Hollands Farmhouse is a holiday let in a natural environment. There are natural hazards, such as ponds, tree roots, poisonous plants, and extremely limited lighting after dark, and depending upon weather conditions, cold, wet and slippery surfaces.

Some of the camp equipment can be dangerous if misused. Hollands Farmhouse  accepts no liability for any accident, injury, loss or damage sustained by any resident (guest), their family, visitors, animals, vehicle or personal effects however caused.

Hollands Farmhouse accepts no liability for theft, loss or damage, of whatever nature, during or as a result of a stay.


It is your responsibility to have travel insurance to cover against the risk of accidents and for if  your stay is cut short.

The Gardens at Hollands Farmhouse are shared with the owners and owners guests. The use of the gardens and any other activity on the Owners land by the Guest, is the responsibility of the Guest and is done so at their own risk.

Photography, Videography and Drones 

Guests are not permitted to use drones. 

Guests are permitted to take photos and videos, from the Yurt area only, for personal use. 

Anyone who takes photos or videos while at The Yurt or the wider premises of Hollands farmhouse, for commercial use, must receive permission in writing from Hollands Farmhouse. Any images or videos taken for commercial use, must be provided to Hollands Farmhouse prior to any agreement of them being published or shared. Hollands Farmhouse reserves the right to refuse permission for images and videos to be shared or published commercially. 


Authority to Sign

– the person who signs the Booking Form certifies that:

- they are authorised to agree the Booking Conditions on behalf of all persons included in the Booking Form, including those substituted or added at a later date;

- the signatory is over twenty-one years of age;

- they agree to take responsibility for the party occupying the Property, and to notify the Owners if they are not a member of the holiday party.


Despite all the care of Hollands Farmhouse, it could occur that you have a genuine complaint. You must take up this complaint with the Owner immediately, in order to allow us to solve the matter as soon as possible. Should the complaint not be settled to your satisfaction, then you have the option, up to 14 days after your departure, to submit the complaint in writing or by email to Hollands Farmhouse.



I have read the booking conditions and agree on behalf of all members of my party to abide by those conditions.

I am over 21 years of age.


Hollands Farmhouse is licensed with West Dorset District Council. Licence number 94/17  (445).

We are fully insured and all electricity supplies and indoor fires are fully certified and legally compliant.
